HOUSE RULES – FOR THE BENEFIT OF ALL
Balcony flower boxes
For safety reasons, balcony flower boxes must be set up on the inside of balcony railings.
Cars
Courtyards and pedestrian paths in our residential areas are not intended for vehicular traffic. These areas should be kept quiet and safe for residents. Emergency service vehicles must be able to access these areas at all times. Exceptions are made for tenants and residents who are moving in or out, in which case vehicular access is permitted to transport heavy and bulky objects. Parking is only permitted in designated areas. Do not wash your car on the street or in the courtyard outside your house. This disturbs residents and is environmentally irresponsible.
Please contact your manager if you wish to rent a parking space or garage.
Fire alarms
The property owner is responsible for ensuring that all apartments are equipped with a working smoke alarm. Tenants and residents are responsible for ensuring that these alarms work. If you do not have a smoke alarm, or have a smoke alarm that does not work, you should contact Fault Report Service.
Bicycles
Bicycle stands are available in the courtyard. There are also designated spaces for bicycle storage that offer dry, locked spaces for bicycle storage.
Barbecuing
Due to fire safety reasons, barbequing is not permitted on balconies. Barbequing should take place in the courtyards on devices intended for barbequing. You should clean up after you have finished. Dispose of hot coals properly to avoid any risk of fire.
Home insurance
The leaseholder is always responsible for what happens in and around their apartment. You must take out home insurance for your apartment yourself.
Pets
Tenants are responsible for any pets they may own. This includes, for example, ensuring that pets do not create a disturbance, damage or are left unattended close to entrances, in stairwells, on playgrounds or similar. Pets must be kept on a lead when outdoors on our properties and residential areas in general. Indoor cats, dogs and small animals are allowed. Outdoor cats are not permitted.
Noise
In the relative quiet of the evening, everyday sounds can become more audible and therefore more of an annoyance. Loud music, hammering, or other loud noise that disturbs others are not permitted at any time of the day. Please show extra consideration between 10:00pm and 8:00am.
If you are planning to hold a party, you should inform your neighbors well in advance. Be sensitive to any complaints your neighbors might make during the party. If a neighbor of yours is disturbing you, contact the person concerned in the first instance. If you would prefer not to do so, you should file a Fault Reporting.
Behaviour in public areas
Slättö Förvaltning is responsible for maintaining and cleaning doorways, stairwells and outdoor areas of our courtyards. Your help is necessary to maintain well-being and safety for all. No objects may be stored in doorways or in stairwells as this poses a serious fire risk, obstructs evacuation in the event of a fire and prevents the cleaning of stairwells. Access and fire safety always come first.
Satellite dishes
Satellite dishes may only be mounted on the inside of balcony railings. Satellite dishes may not be mounted on the façade of a property or on the outside of a balcony. This also applies to windows and door frames. If in doubt, please contact your manager before setting up your dish.
Vermin
If you discover vermin in your home, you are required to report this as a fault immediately. Vermin and other pests can quickly spread to other apartments in the property and become a major problem for many residents.
Damage
Graffiti and other damage must be reported as a fault. Felanmälan.
Waste
All tenants are obliged to respect property owners’ instructions regarding waste management. Bulky items, such as furniture and larger packaging, should be taken to local municipalities’ recycling centers. Waste left on the property is in violation of these regulations and will be disposed off at the tenant’s expense.
Smoking
Smoking is not permitted in your home, on the balcony or in public areas such as stairwells, elevators, basements and laundry rooms. You may only smoke in designated smoking areas.
